Raipur. The Chhattisgarh Guideline Rate 2025–26 has been approved by the Central Evaluation Board, Chhattisgarh and has been implemented in the entire state from November 20, 2025. This decision has been taken under the Chhattisgarh Guideline Rates Determination Rules, 2000. The objective of the government is to make market pricing of property more transparent, logical and simple for the common man.
Due to non-revision of guideline rates for the last five years, many discrepancies had arisen in urban areas. In the new guidelines, the rates have been rationalized by removing these shortcomings. Earlier there were a total of 200 Kandicas in the municipality areas, which have been reduced to 102. The confusion caused by different nodes and different rates in the same ward has now ended.
After ward delimitation, the rates have been revised according to the new circumstances. From the analysis of the data published in newspapers, it is clear that in the Chhattisgarh Guideline Rate 2025–26, the rates of areas of similar nature have been unified, which has resulted in an average increase of about 20 percent. For example, in Mahasamund district, the new rate of Raipur road has been fixed at Rs 32,500 and the rate within 20 meters has been fixed at Rs 7,500.
Similarly, in Yatiatanlal ward, the rates have been increased from Rs 4,800 to Rs 9,000. Same rates have been implemented on both sides of the road in Ward No. 03 and areas opposite Shankar Nagar Ward. An average increase of 20 percent has been made in the areas up to Baronda Chowk and BJP office.
The government says that with this revision, the actual market price has been included in the guideline rates. This will increase transparency in property purchase and sale, stamp duty and registration process and citizens will get the benefit of clear and fair rates. Overall, Chhattisgarh Guideline Rate 2025–26 is being considered an important step towards a reliable and public-friendly property valuation system in the state.
