Patna. Now construction of commercial buildings will be possible on 70 percent of the land in Bihar because the Bihar government has made important changes in the construction rules of commercial buildings with the aim of accelerating the pace of urban development. It has been told that now commercial buildings can be constructed on 70 percent of the land available in the state. Earlier this limit was limited to only 40 percent. Deputy Chief Minister cum Urban Development and Housing Minister Vijay Kumar Sinha gave necessary instructions to the officials in this regard during the departmental review meeting. He said that at present the availability of land in urban areas is becoming limited, while the demand for business and services is continuously increasing. In such a situation, the old rules were no longer practical. The new provisions will ensure maximum and effective use of land. Under the rules in force till now, commercial construction was allowed only on 40 percent of any plot, while it was mandatory to leave the remaining 60 percent area as setbacks and open space. In the new system this limit has been increased to 60 to 70 percent. This simply means that now a larger part of the land can be used for construction, due to which large and useful commercial buildings can be built even on a small plot of land. The government has not only increased the limit of construction area, but has also relaxed the rules of setback i.e. open area left around the building. Earlier, in many cases, due to rules, a large part of the land remained unusable. Now by reducing the setback, the same land will be used for commercial construction. This will especially benefit those areas where the plots are of small size. The Urban Development and Housing Department has prepared a new policy to implement this change. Officials have been instructed to put this into practice as soon as possible, so that there is no unnecessary delay in the approval process. The government believes that this decision will make urban planning more modern and practical and will help in the development of infrastructure in line with the rapidly growing population and business needs. However, this decision of the government is being considered as a big and practical step towards urban planning, which will not only make better use of land possible, but will also give new energy to business activities.
